70 Residential Units New Construction
The new structure designed by Coscia Moos Architects is a 6-story 83,305 square foot mixed-use development at 1828-42 N Front Street in Philadelphia's Fishtown neighborhood. Located steps away from the Market-Frankford Berks Station, the building will include a fresh food market and two other commercial tenants at street level. The upper floors contain 70 residential multi-family apartments with 13 units having access to private outdoor terraces. Below grade will be 25 parking stalls for the residential units entering from a vehicular ramp.
Developed by Noho Group and being built by Tester Construction, the building is designed to create a courtyard that serves as the main entrance for the residences. The courtyard will include two small commercial tenants and access to the residential amenities. The amenities include a gym, bike parking, roof deck, and vegetated green roof.
The project developer's vision aimes to deliver a highly livable, convenient, and aesthetically distinctive structure that will become the focal centerpoint of the surrounding neighborhood. Mega Supply Pro is tasked with sourcing and scheduling deliveries of building materials and high end finishes for the project, which will include galvalume corrugated metal panels, as well as James Hardie and Swisspearl Vintago fiber cement siding. The ground level will be encrusted with ReSAWN Timber Sirocco weathered atlantic white cedar and Stone Source ash gray honed limestone inlays, blending the lower part of the building with the pedestrian portion of the street.
The residential units will feature elegant hardwood flooring, earthy motifs throughout surfaces, high end european and domestic appliances with special attention paid to durability and serviceability, and water-saving future-proof plumbing fixtures. Mega Supply Pro is also supplying lighting and electrical products, as well as HVAC components and smart home technologies.
The development teams is set to produce a highly sustainable building that is in-line with other city-wide environmental conservation efforts by incorporating existing on-site natural habitats and landscape elements, including of high-performing stormwater controls, and reducing energy use and production of greenhouse gases.
